			<content:encoded><![CDATA[<div>The Housing and Regeneration Act 2008 (<a href="http://services.parliament.uk/bills" target="_blank">http://services.parliament.uk/bills</a>) established two new agencies:<br />
 <br />
the Tenant Services Authority (TSA) which will act as a new watchdog for social tenants. The TSA, led by the Chief Executive Peter Marsh, will regulate social housing landlords, setting high standards of management across housing association and at a later date local authority social homes. It will also listen to tenants' concerns and use its powers to make sure tenants are getting a good service. Empowering people is the cornerstone of the Government's recent White Paper Communities in Control and the TSA is just one way in which tenants will have a greater say in running of their communities. The TSA will also have powers to cut red tape for high performing registered social landlords and the ability to take action where tenants are not getting a fair deal; and<br />
<br />
the Homes and Communities Agency (HCA) which will bring together responsibility for both the land and the money to deliver new housing, community facilities and infrastructure. From early December 2008, the HCA, headed by Sir Bob Kerslake, will ensure that homes are built in an economically, socially and environmentally sustainable way, as well as promoting good design. The HCA also has a key role to play in regenerating communities. It will base its regeneration approach on the Government's regeneration framework - Transforming Places; Changing Lives. This will ensure decisions on regeneration are made as locally as possible, and that access to jobs is a key decider in the location of new social housing.</div>

our house is as i mentioned above, semi detatched, it has its own front garden roughly the size of 20ftX25ft, grassed with little yuka tree in it which is all fenced of, but providing council except, could make drive easily for 2 cars, the rear garden is all fenced of with brand new fencing, roughly the size of 140ftx35ft, again all grass and half recently been returfed, lovely neighbours in a private street, very quiet, in a very sought after area of greenwich.<br />
<br />
the house comprises of large living room, hallway, kitchen, toilet, landing and 3 bedrooms, 2 large bedrooms and 1 which you can still fit a double bed in easily with wardrobe, all nicely decorated, laminated flooring downstairs, carpets upstairs, and a lovely walm house, gas central heating and double glazed, pics are attatched.<br />
<br />
the area itself is a lovely quiet area, main shopping complex 5 mins walk with asda, mcdonalds, hmv, next and all the main shops, excellent school and nursery round the corner, docters 10 mins away, close to the thames path and O2 centre &quot;millenium dome&quot; all very close transport links via either train or bus into central london, train every 10 mins, bus every 5 mins, and north greenwich tube station 10 mins away. ideally situated with enough transport links into central london or kent, with the tranquility of being not in the rat race area. this area is becoming very up and coming, alot of investers have bought in the area and the reason we want to leave is because be nearer family, otherwise we would stay where we are.<br />
<br />
what we want, is, a 2/3 bedroom house, in either portsmouth/southsea/chichester, please, no flats or maisonettes apply as it isnt what we would consider and you would be wasteing your time as well as ours, must have garden, <br />
